Allright my parents are buying a new house and are thinking of renting out there old one.

I brought up the idea of letting me keep the house and pay the mortgage and ill eventually take over it. They are kind of iffy about it, thinking i wont be able to pay it. I think i can just have to cut off a few things like beer, cable, etc.

Can anyone help me with some good points on getting them to do so

  1. You wont be renting your house out to a stranger who might fuck it up
  2. you wont have to worry about fixing everything up so it looks perfect for renters
  3. you can even keep some shit here in the garage for storage place
  4. im your fucking son!

You should rent the rooms by teh hour to hookers and let the triccs pay off your mortgage. All off the sweat of theor baccs. Make sure you present this to your parents as a business proposal or they won't take you seriously.

show them that you can afford it on your own plus the extras (water, electricity, garbage, etc.)

also look into renting rooms, that will lower your rent.

Your rent/mortgage should be 30% of what you take home, so if you could prove that you have some leverage for utilities, your expenses you good. Do that for a few years until the market rises then bring up putting it in your name. If you have flawless credit you good but if its for shit, then yea they better off renting it to someone else. Roomates suck ass your better off renting the whole property yourself....

you should offer to be the landlord of your parents house. Rent out a room or two, then after a few years, phase out the renters, and assume complete control.

I was thinking of like having them lease it for 6 months to some renters. but pay them the mortgage payment for those six months and show them i can and at the end of six months get that money back and have a nice bundle of cash!

but fuck all that what if the renters fuck shit up

What is the monthly mortgage payment?

Have they refinanced?

Could you lower the payment by refinancing?

If you are paying off the mortgage have you thought about sharing increased equity?

How many rooms is the house?

How many SF is the house?

What is the price per square foot of an average rental in your area?
