AC Transit is right... the 30 yr fixed is wack. The problem people run into is that they buy more house than they can actually afford.... If you're buying a home to live there , raise a family... be comfortable etc... I'd suggest an I/O or Neg-Am loan... Only in CA though... I'm not so sure there's many other markets outside of our state that has the housing appreciation that we have. The neg-am loan will give you the comfort of a lower monthly payment, however the interest that isn;t getting paid is added to your principle balance. A higher loan amount means the higher neg-am amount... however you will have a lower payment and be able to breathe easy for now. 30 year fixed mortgages are mostly for the older crowd from my experiences. They like to just know the payment will be the same for the next 30 years.. however like AC said.. the shit is basically an I/O loan with a majority going to the interest and very little to the principle for the first 12-15 years of the loan. Loan Agents don't sell dreams to the banks. The Account Executive knows wassup and wants volume... as long as the borrower fits within the guidelines of the specific program, it's SOLD! :)

But really tho... dont bite off more than you can chew.

Damn. I thought I was the only dude in Albuquerque on siccness lol. Rio Rancho is nice but it is kind of far from the city. I'm trying to tell my mom to buy a house here. This is the first time I'm living in the hood. Trumbull and Louisiana street lol. Where you guys stay at? Cranky and Killahoe. Are you guys originally from the westcoast? If so how you like Albuquerque? Seems like there is hella old people and hella high schoolers here and nothing else.

I know. Wtf is up with that shit? I read about how Albuquerque roads and highways have been under construction for the last century before I even moved here 3 years ago. They were doing road construction when I first drove there. They are still doing construction on major roads till this day. I don't get it.

I've been here since day 1, I grew up in a small town near Jemez. I live in the NE heights now but im gettin a house in the next few weeks in the NW side of town, shiet sux cuz I work all the way in the SE heights but the houses are tooooo damn expensive on this side of town and all old schoolish. Damn homie u live in the war zone, I aint been through there inna minute

I was born and raised in Albuquerque. I remember when there wasn't another person from NM on this board besides me. I'm looking at buying a house somewhere off of Paseo on the NE side of the city. Those houses are pretty new and it will be a short commute to work.....

I didn't know I lived in the war zone until my spanish instructor asked me where I lived and he told me. A college student gotta do what he gotta do lol. I thought those noises I hear at night were firecrackers from kids. They were actually gunshots lol. I stay indoors. I aint crazy to walk around in the streets lol. Every crime you guys see on the news is just blocks from my apartment. Hella funny. I can't wait to get my nursing degree and get the hell out of New Mexico. I went half on a house with my mom in Las Vegas back in 2004. We bought the house in the middle of the Vegas boom. I was in the Air Force back then and I saved hella loot so I had $12,000 to throw in the downpayment. It's 3 bedroom one-story house with a big ass backyard that is 15 minutes from the strip. We bought it for $225,000 in 04 and now we can sell it for $300,000. We're renting it now but I plan on moving in it when I finish school. Having a house in your name also gives you a fat tax return if you are working too.

I bought a new house last year here in cali, It was a bitch getting approved, My girl and I were only 21, If we sell right now we'd come out with 35-45 g's easy if not more,.............. I don't know about the bay's high ass prices but down here up above sacramento houses are still selling for 250k -300k new two story homes are around $325k
