Actually, I'd say secure a job (or jobs) in the same field for two years, while at this time, get your credit straightend around. Then save about 3% of the price range you're looking to purchase in, and put those funds in a verfiable account. These funds must be seasoned (i.e. verifiable) for two months....

Then your good to finance residentials properties on A-paper loans (low rates, no prepayment penalty)... While doing this, talk to seasoned originators, realtors, builders/developers, escrow agents, title officers and which ever applies most to your personality, pursue something in that direction, that's just my $.02...
